When taking out a new lease on a commercial property it is important to try and limit your repairing liability when it expires.   We can prepare Schedules of Condition that can be attached to your lease that will record the condition upon commencement. 

We also prepare Schedules of Dilapidations which record the condition of the property at lease expiration and includes whose responsibility it is for carrying out the required repairs.   We use our extensive knowledge of the Dilapidations Pre-Action Protocol and case law to act upon behalf of both landlords and tenants to achieve amicable results.
